Welcome to The Flood Zone Trap This is not a conspiracy I don't believe the Federal Government is smart enough to design this but when you add up the facts and flaws together with the maps inherent failure to disclose the truth about the actual flood zone it becomes the perfect trap for the individuals who suffer from a very unnatural disaster completely man made and mostly by the Federal Government . Either it is intentional entrapment or entrapment through ineffectiveness which does not really matter what type of entrapment it because it is entrapment that no other insurance company could get away with . The end result of the Flood Zone Trap is a lot of people will end up with condemned properties with no compensation or the Cities will pay the extortion required to defend against the insurance scam . The properties that are not sellable are starting to pile up and the total effect will not be fully seen for years down the road which will include severe property value loss and the inability to to improve these properties with out complying with federal regulations and state laws just to mention a few of the effects . I am trying to organize and expose the common misconceptions here so people can understand what is happening to them and why . Buffalo City and Cochrane residents need to know the
seriously defective and consequently deceptive Flood Insurance Rate Map (
FIRM ) is about to be replaced with a extremely damaging FIRM that should
have been done in 1975 . The preliminary map is done and it will be
presented to the community in late winter or early spring . The stated
intention is to use the 668' BFE ( BFE "Base Flood Elevation"
which is the
anticipated flood level used to evaluate the risk and determine Insurance
rates ) 668' is three feet higher than the actual intercity inundation of
1965 which was NOT counted as the base flood . Due to this
estimation of flooding the consequences will be : At the first map meeting we were under the impression from FEMA that the new map would NOT take back the B Zone or add more land into the Special Hazard flood zone , but they did not understand what they were talking about because of the maps failure to disclose the truth . They are now planning something way different using the hidden part of the trick map that HUD is listed as author of . This has now turned into a simple bait and switch scam by the Federal agencies who created and maintain the problem with no accountability for their own liability in this matter . After leading the people into building in this area with the defective map the burden of proof is now on the accused in this matter as we stand accused of not adequately protecting ourselves from the Federal agencies who caused the problems in the first place . After years of closely watching the early spring river levels it seems to me more concerned about getting the barges running than protecting the people and property . So watch the river before it gets out of control and starts flooding from bad policies . The River does not need to be run that high in early spring if you sincerely want to prevent flooding . Mother Nature then gets blamed for mans mistakes and more Federal Agencies are needed to fix the problem cause by Federal Agencies . This is part of a nationwide remapping program . In this group is Buffalo County , Pepin County , and Trempealeau County . It is bound to expose some flaws in maps that were rushed out in the mid 70's to meet congress deadlines on the post firm conversion of flood insurance rates . I just don't believe that individual persons should be financially punished for actions of a defective Government structure at least not in this Country . The two things they are counting on are that we are either too disorganized to stand up for our rights or too intimidated to stand up to highly educated professionals who are the ones who created all the problems in the first place .
